What Does a Pre-Purchase Building Inspection Cover?
A pre-purchase building inspection is an independent assessment of a property's visible condition before a buyer commits to purchase. Its purpose is to support a better informed decision by recording the agreed inspection scope, observed condition, and any recommended follow-up.
The scope comes first
Every property is different, so the inspection scope should be clear before work starts. A general visual inspection may consider accessible areas of the exterior, roofline, interior, subfloor where accessible, site drainage, and visible maintenance needs. It is not the same as invasive testing, engineering advice, a specialist weathertightness assessment, or a review of every legal and consent record.
How to use the report
A useful report separates observed issues from assumptions, notes where access or visibility was limited, and identifies where further specialist advice may be appropriate. It can help a buyer decide what information to seek next, whether to make a contract conditional on further investigation, or how to plan maintenance after settlement. It should not be treated as a guarantee that no defects exist.
Questions to ask before booking
Ask what parts of the property will be inspected, whether roof or subfloor access is expected, what the report will include, what is excluded, and when you will receive it. If a property has particular risk factors or visible concerns, discuss whether a separate specialist assessment is appropriate. Good due diligence often involves more than one source of information.
Making the next decision
A buyer should read the report alongside the sale and purchase agreement, available property records, and any further information obtained during due diligence. The aim is not to find a perfect building. It is to understand the visible condition, any limitations on the assessment, and the matters that may need further investigation before the buyer commits to a decision.
